What the House Was Originally Doing, and What Was Done to It Afterwards

Kissimmee is known for the tourism corridor, but it also has something the newer parts of Osceola County do not: a real, long-established residential core around the historic downtown and the lakefront, with houses from the early and middle of the twentieth century. Those houses were designed for a Florida without air conditioning, and their logic is visible if you know to look for it — generous ceiling height to let heat rise away from you, windows placed opposite each other so air could cross a room, deep porches shading the walls before the sun reached them, and rooms arranged so that the house could be opened up along its length.

Then mechanical cooling arrived, and the houses were adapted rather than redesigned. Porches were enclosed to gain a room, which removed the shading and turned the wall behind them into an interior partition. Windows were replaced with smaller units or sealed. Ceilings were sometimes dropped to reduce the volume being cooled. Each of those was a reasonable decision on its own, and collectively they left a house that no longer works the way it was built to and does not quite work the new way either.

So on an older Kissimmee house we start by reading the original intent and then cataloguing what was done to it. Not to restore it — nobody wants to live without air conditioning — but because those alterations are usually where the dark rooms, the awkward circulation and the wasted square footage came from. Our enclosed porch is the darkest room in the house. What can be done?

This is the most common condition in older Kissimmee houses, and it is usually solvable. The room is dark because it was designed to be shaded and because the wall behind it, which used to be an exterior wall with windows, is now an interior partition blocking light from reaching the rest of the house. Depending on what that wall is doing structurally, the answer ranges from opening it up, to glazing the enclosure properly, to taking it back to a porch. Any change to a load-bearing wall requires the appropriate engineering and permits.

Can we keep the high ceilings and still cool the house efficiently?

Yes, and it is almost always worth keeping them. Ceiling height is the single quality that most distinguishes these houses, and dropping it to save on cooling is a trade people regret. The efficiency question is better answered at the envelope — insulation, glazing, air sealing, and how the system is sized and zoned — than by removing the volume. Those are decisions to make deliberately with the relevant trades rather than by default.

Is an older house near downtown worth renovating rather than replacing?

That depends on the specific house and is not something to answer from a description.
