Two houses that look identical, in communities a few minutes apart, can be governed by different counties entirely.
That matters more than it sounds. The scope of work that is straightforward under one county’s process can require a different route under another’s. What has to be drawn, what has to be inspected, and how long the approvals realistically take are not the same across a boundary. How do we find out which county our house is in?
It is determined by the property record for your address, not by the mailing address or the community name — both of which can be misleading here. The relevant county property appraiser and building department are the authorities on this, and confirming it is quick. We do this at the start of every Four Corners project, because everything downstream — what needs permitting, what needs drawing, and how long it takes — follows from the answer.
Does the county actually change how the project runs?
It can change the process, the documentation and the timeline, yes. The work itself — the walls, the cabinetry, the finishes — does not care which county it is in. What differs is what has to be submitted, what gets inspected and when, and how long approvals take in practice. That is why we would rather establish jurisdiction before quoting a schedule than give you a timeline based on a neighbouring county’s process.
Our community also has an association. Which one takes precedence?
They are separate and generally both apply. The county governs permitting and code; the association governs what its own rules cover, which is typically anything visible from outside — exterior finishes, outdoor structures, screening, hardscape. Meeting one does not exempt you from the other. We plan for both from the beginning so an approval from one does not turn into a refusal from the other.
