A Narrow Lot Makes a Deep Plan, and a Deep Plan Has a Dark Middle

Celebration was planned rather than accumulated, with a defined architectural vocabulary, a review process for what is visible from the street, and a street pattern that puts service access and garages at the rear. That is unusual, and it works — the streetscape is the reason the town looks the way it does. It also has a direct consequence inside the house that gets far less attention: narrow lots produce deep plans. Rooms are arranged front-to-back rather than spread across a wide frontage, which means the good daylight arrives at the two ends and the middle of the house depends on whatever it can borrow.

That middle is where most Celebration projects actually live. It is typically where the kitchen, the stair, and the circulation ended up, because they were the elements that did not need a window. It works, in the sense that the house functions. But it means the room the household spends the most time in is often the one with the least natural light, and that no amount of new cabinetry fixes on its own — it is a question of borrowing light through the plan, reconsidering which walls are solid, and deciding what the middle of the house is allowed to see.

The other thing worth stating plainly is the division of responsibility. Exterior changes here sit within the town’s design review, which is administered by the relevant association and is the authority on what is permitted for your property. Interior work generally does not. That is a clean line, and it means a great deal of what would be contentious elsewhere is simply straightforward here — provided the exterior side of the project is planned around the process from the start rather than submitted as an afterthought.

What can we change on the outside of the house?

Less freely than elsewhere, and that is by design — the consistency of the street is the reason the town looks as it does. Exterior changes are subject to the applicable design review, which is administered by the relevant association here; they are the authority on what is permitted for your specific property, not us. In practice this means exterior work needs to be designed to be submitted, with proper drawings and specifications, rather than started and corrected. Interior work is a different matter and is generally not subject to that review.

The middle of our house is dark. Can that be fixed without adding windows?

Usually yes, and it is the most common request here. Because the plans are deep and narrow, the middle depends on borrowed light, so the useful moves are internal: which walls are solid and which could be open or glazed, where a sightline could run the depth of the house, whether the stair can be opened, and whether a rooflight is possible on the upper level. Anything that changes a load-bearing element requires the appropriate engineering and permits, which we establish before design decisions are fixed.

Our interior is original and now decades old. Is a full renovation reasonable?

It is a normal point to be at. The earliest interiors here have reached the age where cabinetry, bathrooms, flooring and finishes are all due at once, and because the plans are deep, the work is usually more contained than it looks — the rooms are defined and stack sensibly. What we would establish first is how much of the existing plan is worth keeping, because in these houses the layout is often better than the finishes suggest.
