A concrete block home from the sixties, a stucco house from the nineties, and a subdivision build from last decade all wear paint differently and need different things from a crew — and none of that is visible in a photo or a square-footage number. Which is why a serious estimate starts with a walk around the property rather than a rate per square foot.

We check how the existing coating is holding, whether previous work is sound or letting go, what the walls inside have been through, and which repairs genuinely belong in the scope. Each one changes the scope, the schedule, or the number — and all four are easier to settle before work starts than during it.

  • What the House Is Built From Drives the Specification

    Concrete block with stucco, wood frame with siding, and newer stucco assemblies each absorb, breathe, and fail differently, and they call for different primers and different film builds. A block wall that has been painted since the seventies has different needs than a house that came out of the ground eight years ago. Anyone quoting the same system for both is quoting a rate, not a solution.

  • Every Previous Repaint Is Still Up There

    On an older Orlando home there may be four or five coats on the wall, applied by different people to different standards, and the newest one is only as sound as the weakest layer beneath it. Orlando Painting FAQ

Do older Orlando homes need different preparation than newer ones?

Almost always. An older block or frame house carries decades of coatings, repairs, and settlement, so more of the work sits in washing, testing adhesion, and making surfaces sound again. A newer home is generally cleaner underneath but often has a thin original coat that needs proper film build rather than another light pass. Same trade, genuinely different job.

Our block house has been painted several times already. Is that a problem?

It is something to check rather than something to fear. Multiple sound layers are fine to build on; the risk is when one of the lower ones has lost its grip, because the new coat can only be as stable as what is under it. We test that during the walkthrough and tell you plainly whether we are painting over or taking more of it off — that answer moves the price, so it is better established before the estimate than after.

Do you repair drywall cracks and nail pops before painting?

Yes, and we would rather quote them properly than pretend they will disappear. Cracks over doorways, popped fasteners, and dinged corners are ordinary in a lived-in house, but paint has a way of highlighting them instead of hiding them. They get filled, sanded, and primed as part of the work, not treated as an extra discovered halfway through.

How do you match existing wall or stucco texture after a repair?

By working the repair back to the surrounding texture before any paint goes on. A knockdown wall or a textured stucco elevation will show a smooth patch from across the room in the right light, so the patch is textured to blend rather than simply filled flat. It is a slow step and it is the one that decides whether a repair stays invisible.

How often should the outside of a Central Florida home be repainted?

Exposure decides more than age does. Walls facing the afternoon sun and the summer storms give out first, while sheltered elevations can look sound for years longer. The practical test is the surface itself: powder on your hand, color that has visibly shifted, or caulk lines opening up mean the coating is at the end of its service rather than just looking tired.

How disruptive is interior painting for a family living in the house?

Less than most people expect, provided it is sequenced. We work through the house in zones so there are always rooms untouched by the project, keep the active area contained, and put things back each evening rather than leaving the house in pieces until the end. Tell us about bedrooms, home offices, and pets at the start and the schedule gets built around them.

Are premium paint systems worth it in every room?

Not equally. Outside, the case is straightforward — better resins and pigments buy real years in this climate. Inside, it depends on the room: hallways, stairwells, kitchens, and bathrooms earn a washable premium finish quickly, while a formal room that sees little traffic does not need the same specification. We would rather put the budget where it does work than spread it evenly for the sake of it.

Can you paint kitchen cabinets and bathroom vanities?

Yes, and where the boxes are sound it is one of the highest-impact things you can do short of remodeling. The work is in the preparation — cooking residue removed completely, the existing finish scuffed so there is something to bond to, and a primer suited to whatever the factory put on. Rushed, it chips at the handles; done properly, it wears well for years.

Do you handle trim, doors, and ceilings, or only walls?

All of it, and it is worth pricing together. Ceilings often carry stains or an uneven older finish that new walls will expose, and trim and doors take a harder coating than walls do. We break the estimate out by element so you can see exactly what each part contributes and choose your scope with the numbers in front of you.

Will the finish hold up in a house with kids and pets?

That is largely a question of sheen and product, and it is one worth answering per room. A washable finish in the right sheen lets you wipe a hallway or a stairwell clean rather than burnishing a shiny patch into it, which is the usual complaint with builder-grade flat paint. We will recommend by room based on how your household actually moves through the house.

Does repainting increase what our home is worth?
