Orlando does not have one housing stock, it has all of them at once. Established neighbourhoods carry small pre-war frame and masonry houses with compartmented plans and kitchens tucked at the back, alongside post-war ranches with low ceilings and a long single-loaded corridor, alongside recent infill that is twice the volume of either. Each era fails differently and rewards different work, so the first thing we establish is simply which decade we are standing in — because a move that transforms a 1950s ranch can be exactly the wrong move in a 1925 bungalow.
The second thing is the street. Orlando is unusual in how actively its older blocks are being rebuilt around the houses that remain, and that changes the calculus of scope. There is a version of your project that fits the house, and a version that answers what is being built two doors down, and they are not the same project. We would rather have that conversation openly at the start than deliver a kitchen that is either underbuilt for its block or overbuilt for its house.

How much should I put into an older house when new builds keep going up nearby?
That is genuinely the Orlando question, and the honest answer is that it depends on how long you intend to stay and what the house can carry. An older house has qualities new construction on the same street does not — proportion, canopy, position on the lot — and those are worth building around rather than erasing. What we try to avoid is the middle: a scope too large to be a sensible refresh and too small to answer what is being built beside you. We would rather help you land clearly on one side of that than split the difference.
My kitchen is a small room at the back of the house. Can it be opened up?
Usually, and in pre-war and post-war Orlando houses it is the change with the biggest effect, because the original plan deliberately separated the kitchen from everything else.
