Remodeling in Minneola, Where the House Is Finished and the Lot Is Not

Minneola’s recent growth sits on the hills north of Clermont, and the terrain is the defining fact of a project here. When a builder hands over a house in this area, the interior is complete and conditioned, the driveway is in, and the lot has been graded to shed water. That is the contract, and it is fulfilled. What it leaves is a back door opening onto a slab, and beyond the slab a lawn that falls away — sometimes gently, sometimes enough that furniture will not sit level and children’s toys end up at the fence.

On a flat lot, that is simply an unfinished yard and you can start with whatever you like. On a sloping lot it is a different problem, because the usable outdoor space does not exist yet and cannot be created by adding paving to a slope. It has to be made: level platforms cut or built where the ground allows, retained where it does not, and drainage handled deliberately so that water is directed rather than merely allowed to run. Everything people actually want out there — an outdoor kitchen, a covered room, a pool, a place to sit in the evening — depends on that groundwork existing first.

Where the level changes are, how much of the yard is genuinely flat, where water goes now and where it would go afterwards, and what can be built without fighting the hill.
